The typical cost of commercial cleaning services for small businesses ranges from $0.15 to $0.20 per square foot for regular monthly cleaning. For larger offices, costs can drop to $0.10 to $0.15, and vary widely depending on frequency, as shown in the graphs below. (Cost data based on research by MOM Cleaning).
Janitorial Services Rates
The average cost of monthly cleaning is around $500 for a 2,500-square-foot office cleaned once a week. For this surface area, prices can vary enormously depending on the type of business, with prices as low as $200 and as high as $1,000, which is still very rare.
Rates can be calculated according to the following criteria:
- Duration (hourly rate)
- Area (square feet)
- Workload (fixed-price job)
Pricing by each of these methods will differ significantly depending on the following factors:
- Group bookings made in advance (cheaper than an isolated emergency visit)
- Location/ distance/ route
- Promotions
- Need for additional equipment and materials
- State/condition of the space (is it very dirty or messy?)
- Whether it’s deep cleaning or regular maintenance
- Access and parking

Office cleaning costs
Hourly rates are regulated and vary, averaging between $35 and $45 an hour.
The lowest rates (such as $25/hour) apply to residential work only, since they are not regulated. For larger jobs requiring several people, the cost per hour will be charged for each person (e.g. 3 people x $25 will cost you $75).
Above a certain size, companies generally invoice by the square foot, as this alternative pricing method is more practical when large volumes are involved.
Cleaning costs for medical facilities, pharmacies and clinics
Because of the additional risks and more demanding disinfection, maintenance of this type of premises takes longer than that of an ordinary commercial space. The average cost is around $40 an hour.
Restaurant housekeeping costs
Costs for restaurants vary considerably, given their different configurations and specific needs. Cleaning kitchens and appliances requires more work and costs more than simply cleaning restaurant rooms.
Cleaning a kitchen will cost around $40 an hour for in-depth maintenance, but this can rise to $45 or $50 if it requires the use of heavy equipment such as steam or hot-water pressure washers.
Cleaning the dining room according to a maintenance plan will cost you about $35 to $45 an hour.
Housekeeping costs for residential buildings
Housekeeping services for residential buildings will probably cost you around $35 an hour, and are regulated.
Post-construction cleaning costs
The post-construction rate will be $50 per hour.

Office / commercial cleaning costs
You can expect to pay an average of $0.22 per square foot, for an establishment of less than 12,000 square feet. Cleaners may reduce their rates for larger surfaces, and will certainly not exceed a ceiling of $0.50, even for industrial buildings.

Rates based on a fixed price
Office maintenance
Professional housekeepers may charge a flat rate for certain jobs if this seems appropriate or simply more convenient for all parties. They may charge a fixed amount per room or per task (e.g. a price for each window, etc.).
Building maintenance
If you’re a landlord who needs to have the common areas of your building cleaned, for example, the cleaning company may charge according to the number of doors in the building lobby. Additional work such as cleaning gyms, swimming pools or garages is added on top.

While residential and commercial cleaning professionals do a multitude of tasks, sometimes even charging more, there are some jobs they don’t do at all.
You’ll need to find a specialist to carry out this work, which cleaning teams very rarely offer, as it’s more the job of specialists who are organized and equipped for these tasks:
